Rock Hill lands a $30M apartment project aimed at middle-income residents
A $32.3 million apartment project in Rock Hill will bring new workforce housing off Anderson Road.
Workforce housing is similar to affordable housing, but a little more expensive. It fills in the gap between affordable housing tied to lower incomes and traditional, market-rate housing options.
Like affordable housing, workforce housing can be tied to residents’ income. Workforce housing often is targeted to middle-income workers like teachers, law enforcement and first responders.
The Johnston Farms project should open by the second quarter of 2027, according to real estate investment company JLL Capital Markets. It announced Friday that funding is in place for the project.
Johnston Farms will provide apartments for renters earning between 50% and 80% of the area median income.
The median household income in Rock Hill is a little more than $71,000 per year, according to the U.S. Census Bureau. Median income limits for housing eligibility come from the U.S. Department of Housing and Urban Development.
Johnston Farms will have 120 apartments in five buildings, near the intersection of Anderson and Princeton roads. There will be 27 two-bedroom and 48 three-bedroom units. Three-quarters of those units will be income-restricted based on median income, and 10% will be prioritized for disabled combat veterans.
The development also will have a 2,100-square-foot community building, dog park, playground and walking trails.
Charlotte-based Tartan Residential applied three years ago for a site plan to build the apartments on 22 acres at 620 S. Anderson Road and 1182 Princeton Road, the Herald reported at the time. A Matthews, North Carolina, company bought a portion of the property in late 2021 for more than $1 million, the Herald reported.
