Here’s the latest on two big medical sites in Fort Mill as they near construction
A new rehab hospital in Fort Mill is up for a final review ahead of construction.
The Encompass Health site is one of several large medical projects ongoing in the town. There’s an assisted living and memory care site nearby on Pleasant Road and the Fort Mill Medical Center hospital under construction on S.C. 160. Several other project dot properties in Fort Mill, Indian Land and surrounding areas.
Encompass Health Rehabilitation Hospital is a planned 39-bed facility at 2260 Vista Road. It’s just east of Pleasant. The more than eight-acre site will have and almost 48,000-square-foot hospital. The site has road frontage on Vista and Pleasant, but not where they intersect. It runs up against Pleasant Knoll Middle School.
The 39 beds are part of a first phase. There is a second, though plans haven’t been submitted nor a timeline for development given to the town.
The Encompass site is up for commercial appearance review with the town planning commission. That step typically precedes construction closely. A submitted plan shows a brick structure with bronze and white scheme accents. The facility is a squared horseshoe shape with a central open courtyard area.
Plans show a pharmacy, kitchen and 900-square-foot dining area, therapy gym, meeting space and day room area in addition to 39 private rooms to treat patients. Dialysis and rehabilitation spaces are marked too.
Parking will largely face the Pleasant Road side. Two access points and three retention ponds come along Vista. There is a second phase building shown on the submitted plan, joined to the main entrance area on the the intersection side of the two main roads.
The town planning commission will hear the appearance review case Oct. 19.
A nearby project could bring yet more medical care to the area.
Plans for a new memory care facility at 3399 and 3409 Pleasant Road are under county review. The county zoning board of appeals has the case, due to a requested change in parking requirements. Charlotte-based SS5PRopCo LLC is the owner applicant.
Two land parcels there combine for about nine acres. Each parcel has a home on it now. The site is at Pleasant and Evans Trace Lane, across from Bailiwyck Green. A June rezoning allows for the assisted living site.
A recent site plan sent to the zoning board shows the project named The Sanctuary. The plan shows six large residential buildings and one other one. Three of the residential buildings are listed for a second phase of construction.
Plans show 72 patient beds and 24 staff members. An entrance off Pleasant would have sidewalks, green space and a pond in front. There would be an open field along the highway, which could be used for additional parking if needed for events. The residential buildings would be to the rear of the property. They would surround central gathering space, all connected by sidewalks.
The Pleasant Road area plans come as construction continues on Fort Mill Medical Center. The hospital across from The Peach Stand, from the same medical group that runs Piedmont Medical Center in Rock Hill, should be open by this time next year.
