A new college dorm and dining hall, massive industrial site planned in Rock Hill
Rock Hill planners will decide on plans for a new college dorm and dining hall, and a new industrial site.
Several decisions could add new properties to the city, or new construction to sites already within city limits when the planning commission meets Tuesday.
Here are five projects on the agenda:
▪ Clinton College has plans in for a new three-story dorm and a dining hall. A rezoning request from the Christian, historically Black four-year liberal arts college involves nine Crawford Road and Brice Street addresses on almost 4 acres.
Clinton is proposing a 200-bed dormitory and a dining hall on Brice Street. The student housing dorm would be more than 45,000 square feet. The more than 8,700-square-foot dining hall would be one story. As part of the plan, parking areas would be expanded along Crawford Road.
▪ A more than 1 million-square-foot industrial site is up for site plan review by the city. The city approved annexation and rezoning this summer for the 96-acre project at 1798 and 1952 Fire Tower Road, The Herald previously reported. McCraney Property Company owns the site.
Access will come from Fire Tower and Porter roads, via a new two-lane street to connect the roads. The site will have more than 540 parking spaces and areas for truck access and parking. Plans show about two-thirds of the developed space as part of a first phase, and the rest as a second phase.
▪ CH Acquisitions applied to annex and rezone almost 32 acres at Twin Lakes Road and Laurel Creek Drive to build 64 age-restricted homes. A company associated with Warren Norman Companies is the owner. The wooded site is surrounded by Laurel Creek, Devonshire and Augusta Place neighborhoods.
The alley-loaded, where cars access homes from an alley in the rear of the property, brick homes would mostly be single-story ranch style, with an optional second level. They would have two-car garages. The owners want to make the new homes part of Laurel Creek, which would give access to existing amenities. Planned amenities specific to the new homes include a clubhouse, pickleball courts, an outdoor gathering area with fire pit and possibly a pool.
▪ Affordable Auto Repair applied to rezone almost an acre at Wood and Main streets. The 114 Wood St. address needs the change to allow for an auto wrecker service. The auto repair use is allowed now.
▪ The less than 1-acre Shoppes at River’s Edge location on Cel-River Road could become part of the city. The owner at 951 Cel-River applied for annexation. The move is part of a deal between the city and property owners. Property owners get portions of former road right-of-way and the city in exchange for construction of a new private drive between Cherry Road and Corporate Boulevard.
