This small property could lead to more than 400 new residences in Fort Mill

Canadian builder Mattamy Homes applied to annex a small piece of wooded property in Fort Mill, in what’s the latest step to add hundreds of homes off Williams Road.

The 1443 Williams Road site is not quite two acres. It’s also the access point for the planned Williams Reserve community. The new subdivision would have 220 retirement facility units, 113 homes and 80 townhomes.

The annexation request will go to the town planning commission on Tuesday, July 15. That group will make a recommendation, but Fort Mill Town Council will have the final vote. A date for that decision hasn’t been finalized, but it’s tentatively set for Sept. 22.

Williams Reserve would go on property that’s come up several times for town approval to build new residences.

A project called Crossroads arrived four years ago. It combined homes and senior living sites with a grocery store and commercial areas. It was a 115-acre proposal, with most of the property at the intersection of Williams and Fort Mill Parkway.

Fort Mill Town Council had traffic and other concerns, but ultimately approved the Crossroads plan. Council granted several time extensions for the project to get started, but finally opted two years ago not to extend the timeline again.

New plans were submitted last year, including one that hinged on garage door placement. The small piece of land up for annexation now leads to a 25-acre site. It’s owned by the same Hinson family partnership that owns the more than 55-acre tract at Williams and Fort Mill Parkway.

Williams Reserve isn’t the only decision coming to the town planning commission. Here are a few others:

Clear Springs Development applied for a subdivision plat at 902 Steele St. in the Paradise community. That’s where the Fort Mill School District plans to put a new early childhood education center. The district included that building in a $204 million bond referendum that voters passed last year.

The Clear Springs plan would put nearly 34 acres into three lots. The largest lot, for the education center, would be nearly 29 acres. The larger area includes a cemetery and access to a town land clearing debris site. A traffic impact study to determine what road upgrades are needed for the early education center hasn’t been finalized.

Harris Teeter wants to tweak its look for Catawba Ridge Market. The grocery store is under construction on Fort Mill Parkway, near Catawba Ridge High School. The nearly 64,000-square-foot grocery store at 2068 Mary Hinson Ct. got an appearance review approval six years ago.

The main change now involves two new canopies, one on the front and another on the left side of the store. Colors for brick and metal may change, too. Catawba Ridge Market will have the Harris Teeter and several large outparcel spaces surrounding it, including a Harris Teeter fuel station.

The planning commission will review plans for a two-story Carolina Cardiology Associates building. It would go on more than one acre at 533 Munn Road, just west of S.C. 160 West. Carolina Cardiology has sites in Rock Hill, Fort Mill and Lancaster. The Fort Mill site is beside the Piedmont Medical Center-Fort Mill hospital.
