Fast food sites, homes and manufacturing make up biggest Rock Hill region land sales

York County

A dozen York County land sales last month combine for more than $45 million changing hands.

All those sales topped the $1 million mark. They include a former manufacturing and several fast food sites. There are homes and shopping centers. They come from Rock Hill, Fort Mill and York.

Here’s a look, per county land records, at the largest January land sales in York County:

A Texas-based company affiliated with AIC Ventures bought the more than 30-acre manufacturing site at 7780 Park Place Road in York for almost $15.7 million. The Jan. 3 sale involves the Wheel Pros site. American Eagle Wheel Corp. sold the site for a third of that amount in 2018 to WPM Holdings. That year, Wheel Pros announced it would open a plant there and bring 273 jobs. By mid-2021, the company filed a WARN report indicating it would lay off 100 employees.

The new 7-Eleven at Cherry and Celanese roads in Rock Hill sold Jan. 3 for almost $6.5 million. A New York company bought the site from Hutton Real Estate Holdings. The almost 4,200-square-foot convenience store on 2 acres was built in 2021.

Spice and seasoning manufacturer Carolina Ingredients bought more than 6 acres at 1595 Cedar Line Dr. in Rock Hill from DMC Enterprises. The Waterford Park tract includes the almost 60,000-square-foot industrial building where Carolina Ingredients operates. The Jan. 9 sale went for $5.1 million.

A New Jersey company bought the 6,200-square-foot shopping center at 2316 Cherry Road in Rock Hill on Jan. 20. The $4.1 million sale includes the new building with Chipotle, Wingstop and My Eyelab.

Commercial property at 875 Gold Hill Road in Fort Mill sold Jan. 13 for almost $3.9 million. The 2,600-square-foot Hardees restaurant, built in 2014, is near Gold Hill and Pleasant roads. The new owner is out of Washington, D.C.

A more than 25,000-square-foot warehouse on almost 3 acres sold Jan. 23 for more than $2.1 million. The Sunbelt Packaging site in York is at 7826 Park Place Road.

Two properties at Herlong Avenue and Alyce Lane in Rock Hill sold Jan. 27 for almost $1.9 million. Rock Hill Med out of Charlotte bought the medical office sites. Two buildings combine for almost 12,000 square feet of space.

A 5,300-square-foot home on Aragon Beach Road in Lake Wylie sold Jan. 3 for almost $1.7 million.

A 6,400-square-foot home on Fall Seed Drive in Fort Mill sold Jan. 20 for almost $1.4 million.

Four commercial parcels in Rock Hill sold Jan. 25 for $1.3 million. A Florida-based company associated with Anderson Ventures bought the sites at about 2 combined acres. The properties are off Mt. Gallant Road, across from the Food Lion shopping center near Celanese Road. Two buildings are located on the site.

The Dunkin Donuts at Gold Hill Road and Wilson Business Parkway in Fort Mill sold Jan. 20 for more than $1 million. A New Mexico company, Mikasa Three, bought the site.

A home on Thatcher Way in Fort Mill sold Jan. 30 for more than $1 million.
